Non-functionality test cases will totally depend on system usage and performance usage.
The tester needs to test @ the extreme of the application and then write the TC. Of course, it's the other way round.
Like, the time taken to load the page, page response in WiFi,2,3&4 g along with intranet speed all have the different response. I hope this will help us out.
